Project Summary

Beginning in 2002, the LAB Holding team and Pompei A.D., realizing the importance of the 39-acre urban triangle south of the South Coast Performing Arts Center in Costa Mesa, began an effort to rezone this gateway to the “City of the Arts.” Shaheen Sadeghi, as chairman of Bristol Overlay Committee and originator of the “SeBeCa District,” realized success upon the unanimous approval of the plan by the Costa Mesa City Council in May of 2006.

Demand is increasing for creative urban infill projects to offer artistic, environmentally-sensitive, and community-based residences. This mixed-use project in the new SoBeCa District will join five separate parcels in concert with the rezoning of this vital arts district. (These parcels, along with two others, have already been acquired from five different landowners.) Initial schematics for this $53-million complex propose a three-to-four-story neighborhood community with 20,000 sq.ft. of supporting ground-floor retail, a mix of rental, live/work and for-sale residential units (approximately 99 units total), and a boutique hotel. Amenities planned include green construction, solar panels, a recycling program, concierge service, a pool/spa, a gym, co-op garden space, a library, on-site day care, surfboard storage, a community art wall, and an electric car giveaway program with every unit sold.

As part of the rezoning plan, the LAB Holding team and Pompei A.D. helped define the emerging SoBeCa District identity by drafting guidelines for artistic street benches, lighting, and signage, as well as a neighborhood mural project and sculpture garden installations. As part of the plan, street parking reconfigurations were addressed to encourage pedestrian thoroughfares and open-air patios for incoming neighborhood cafes.
